Summer is rolling right along. Long evenings, two farmers markets running in the Valley, and one of the town’s best free weekends coming right up. Here is your quick download. ☀️

The riverside market is in full swing with fresh produce and local makers in that shaded park by the water. Catch it Thursday July 16.

Carnation Farmers Market, Tuesdays, 3:00 to 7:00 PM, Tolt-MacDonald Park.

Local art, live music, and free activities for kids round out the Tuesday market in Carnation. Catch it July 14 and again July 21.

The Duvall Foundation for the Arts brings back its free festival, Saturday noon to 7:00 PM and Sunday noon to 6:00 PM. The Duvall Historical Society leads a leisurely two mile stroll through the town's early days, starting at Taylor Landing and running about three hours. A fun way to see Main Street through a hundred years of history.

Duvall had one of its busiest weeks of the summer (July 7 to 13): seven new listings hit the market, four went under contract, and two closed.

Both solds landed within about 2% of asking, $685K for a 4 bed townhome in Big Rock and $1.475M for a 4 bed home on nearly 5 acres in Cherry Valley, proof that well priced homes are still moving fast. One seller pulled a listing at $740K and relisted it days later at $699,950, a good reminder that pricing it right the first time beats a price cut later.

For sellers, that is the number to know: accurate pricing is still closing homes near full ask. For buyers, this is the most new inventory we have seen in weeks, so there is real room to look.

This week the spotlight goes to Rob Holdeman, vice president of the Duvall Historical Society and the guide behind the Roots of Duvall walking tours.

Rob moved to Duvall by way of Auburn, Indiana, and has put in hundreds of volunteer hours digging into the town’s past ever since. If you have taken a Roots of Duvall tour, you have felt it: the stories behind the street names, the old buildings on Main Street, the people who built this place. He is also part of the Duvall Improv Social Club, so do not be surprised if the history lesson comes with a laugh or two.

Catch him leading the next Roots of Duvall walking tour Saturday July 18, starting at Taylor Landing. Two miles, about three hours, and a fun way to see Main Street through a hundred years of history. He is not the only history buff on the board either, Grand Marshal Country Roney is active with the Historical Society too, so if you love this town’s story, you are in good company.
